FAQ · Life annuity - Bare ownership

How does a life annuity sale work?

The buyer pays an initial lump sum (bouquet) then an annuity to the seller. In an occupied viager, the seller keeps the use of the property for life; in a vacant one, the buyer has immediate use.

Is a viager suitable for prestige properties?

Yes. It allows the owner of a mansion or prestige apartment to supplement their income while staying at home, and the investor to acquire an exceptional property at a discount.

How are the lump sum and annuity calculated?

Based on the property’s market value, the seller’s age and life expectancy, and the value of the right of use for an occupied viager. We prepare a detailed simulation.

Is the annuity secured?

Yes: the notarial deed generally includes a termination clause and a seller’s lien, protecting the annuitant in case of non-payment.

Do you assist viager sellers and buyers?

Yes, from valuation to signing at the notary, in Alsace, Grand Est and across France, with our partner notaries and wealth advisers.
