FAQ

Frequently asked questions

Everything about our services, fees and off-market approach.

What is an off-market property?

A property offered confidentially to a selection of qualified buyers, without public listing.

How are your fees calculated?

According to our public fee schedule, decreasing with the sale price and property type. See the Fee schedule page.

Do you operate outside Alsace?

Yes: Paris, French Riviera, Alps, Switzerland and internationally through our partner network.

Do you offer a free valuation?

A first valuation is free as part of a sale project. A written valuation without mandate is invoiced according to the schedule.

How much inheritance tax is due on an inherited property?

It depends on the relationship: a married spouse or PACS partner is exempt; each child has a €100,000 allowance then 5% to 45%; sibling €15,932 then 35% or 45%; nephew or niece €7,967 then 55%; unrelated heir €1,594 then 60%. See our full guide to French inheritance tax on property.

Why have a property valued during an inheritance?

The property is declared at its market value on the date of death. Overvaluing increases tax unnecessarily; undervaluing risks a tax reassessment. We provide a reasoned valuation, also useful for dividing the estate or a future sale.

What is the deadline to declare an inheritance?

Six months after a death in mainland France, twelve months for a death abroad. A notary is mandatory whenever property is part of the estate.
